If you’re looking for a house extension builder in Cheshire & South Manchester, you are in the right place. We’ve undertaken assignments with values of up to £250m in the commercial construction sector throughout the region. This equips us uniquely to represent clients on even the most challenging of residential projects, where exactly the same drivers apply: the need for total attention to detail, budget, safety, timescales and standards.
We start by placing you at the centre. From there, we scope out all the necessary subcontractors and suppliers, factoring in your preferred subcontractors of choice and overseeing any third parties to ensure they operate to our standards.
As the house extension builder in Cheshire & South Manchester, the Mode team provide project managers, quantity surveyors, construction, health & safety specialists and site management teams to deliver your project. If you don’t yet have an Architect, we can make recommendations based on your unique construction project requirements. Alternatively, if you’ve already appointed an Architect for your residential build, we have 15 years’ experience of working collaboratively with a wide range of Architects.
Ultimately, our focus is delivering your residential project, efficiently, effectively and in a manner that ensures you get the finished item planned by you and your Architect.
Our 5-Step Project Management Process
The graphic above illustrates the five phases any project must work through, from concept to completion. Each phase outlines all the aspects that may have to be considered for that project stage. Although clearly not all aspects are relevant to all projects.
The Feasibility phase primarily considers designs and indicative budgets based on likely actions required. At that point you can make a preliminary decision as to whether to continue exploring your residential project.
Design Development is where you move the idea on, usually with an Architect if it’s a building project. From there you can assess and seek Planning Permission and/or obtain Building Regulations approval. This stage is usually driven by you and your Architect, rather than us.
The Detailed Price stage would occur once Planning Approval is given where the project is costed more accurately based on plans. We also present a timeline, payment schedule and itemise what is/isn’t included in the project. This is where you would formally agree/decline the build or landscaping.
The Build phase is just that. We are on site, not only managing and delivering the build but also managing the project, such as health and safety, insurance, Building Inspector visits. We also provide you with regular status reports including cost and timeline updates.
The Handover phase is about extracting ourselves from the site, leaving you with your stunning new clean and tidy space. Any snags are identified and timelines approved for resolution. We also provide training and instructions on any new systems in place.
Project Management
We help clients create homes on their own terms, from every minor detail to every major extension. Our team work tirelessly to realise your ambition and resolve to ensure the entire process is stress- free.
Supplier Relations
We have a wealth of trusted, reliable suppliers. However, if you would like to involve a third party of your own choosing, we’ll add them to our overall costings and save you from additional management and admin.
Budget Management
Our clients don’t overspend. We deliver on every element of your ideal home by mapping out your budget alongside you, keeping it regularly updated. In this way, we’re able to keep all unnecessary expenditure to a minimum.
Health And Safety
Residential properties are no different than commercial ventures when it comes to UK health and safety legislation. All on-site subcontractors are your responsibility under law; as such, we are exact in our handling of compliance.
